Compared to broader market data from Twenty EA, these homes are 18% more likely to exceed asking price and seven times less likely to fall below it.

For an estate agency trading £40 million in property annually, charging an average 1.5% fee, that’s around £600,000 in commissions. But by integrating staging and charging a premium 2%, agents could see that figure rise to £800,000—a £200,000 uplift. Even maintaining the original 1.5% fee, the increased performance from staging could net an extra £10,000+ in profit.
Scale that up to a £125 million operation and the difference is even more striking: staging could deliver £100K+ in additional net profit.

“For high-end homes we stage, offers can reach up to 10% above guide price, with the staging cost sitting below 0.5% of that guide,” says Penhaul. “Often, we see the first acceptable offer arrive within just two weeks of staging.”
