Lower Broomfield is a wonderful detached family home set in the heart of Trusham, a picturesque village in the Teign Valley.

You would be easily forgiven for thinking that this property is hundreds of years old. However, it was built in 2007 and enjoys all the benefits of modern building methods and insulation, while having the character that ensures it fits in so well with the surroundings.

Seller’s Story
We moved here seventeen years ago and found the village to be friendly and welcoming. It has been the perfect place for bringing up the children, and it continues to attract families and those looking for village life without wanting to be cut off.

We bought the house from new, but it’s often mistaken for being much older as it has so much character. Being relatively new, it has all the advantages of a modern building such as excellent insulation, double glazing, and underfloor heating. The thatch was completely re-thatched in 2019 by local master thatcher, Tony Jackson. Internally, there has been a new kitchen fitted, a new ensuite shower room, and rooms have been redecorated over the last few years. The outside lime render walls were all repainted in 2021 with high-quality, long-lasting breathable paint, and the summerhouse was completely rebuilt in 2023 by a local craftsman who lives in the village. The internal mural was also painted by a local artist. You can be assured that this property has been well looked after!

The village has been such a wonderful environment to live in as it is a lovely community. There is a village committee made up of local residents who organise a variety of social events, including a monthly village quiz, an annual Christmas fair in the village hall, a bi-annual fete and ceilidh in the play park, plus other one-off events throughout the year.

My late wife was instrumental in developing the play equipment in the play park, where there are now swings, a slide, a climbing frame, and goal nets for football. It’s been lovely to see how much pride the community has for the village; it’s always looking lovely.

We’ve got a great local pub, The Cridford Inn. They host regular events, including themed nights, an annual “Cridfest” in late August, karaoke and quiz nights, and Christmas carol singing too.

At the top lane, from the back of the garden, is the church (which dates from the 12th century and is the oldest in the Teign Valley). They have regular Sunday morning services, including a monthly “all age worship” service for families and children.

Lower Broomfield has been a wonderful home, but with my son going off to college soon, it’s a good opportunity to move on to the next chapter and let another family enjoy the house and village that we’ve loved for the last seventeen years.

Head Inside

As you approach the house, you’re drawn to the pretty thatched porch where the stable-style front door leads into the entrance hall. I love the fact that this feels exactly like it would if it were as old as it appears. It’s a credit to the builder and architect!

The entrance hall has a beautiful engineered oak floor with underfloor heating, which extends to the whole of the ground floor. The staircase, storage cupboard and cloakroom are accessed here. The living room is to the right of the hallway and is a great size with a wonderful fireplace with fitted wood burner and granite mantle. There are windows on three sides, so it’s lovely and light.

To the other side of the hall is the heart of the home, the kitchen dining space. This is a gorgeous kitchen which has been installed in the last year. It suits the style of the property perfectly and is fitted with quality units and quality appliances. White quartz worktops add a modern yet tasteful effect with plenty of workspace. The island completes the kitchen and provides a wonderful space which ensures this room is both social and practical. Off the kitchen, there is a handy pantry which is fitted with cupboards, shelving and worktop space, there is also a separate utility room which, as well as space for the necessary appliances, has space for coats and boots, and has a door to the outside.

Off the kitchen, there is also a delightful sunroom, which has double doors out onto a walled terrace. The room is a lovely space that can be closed off from the kitchen to create a cosy space or opened up to bring the outside in. The room has some great adjustable roof blinds fitted as well as curtains, so the temperature can be managed easily.

On the first floor, the landing leads along the back of the house and has a window to the back and two roof lights which flood the landing and two main bedrooms with extra light. The main bedroom is at the far end of the landing and has views out over the garden and to the front. It’s a spacious room with a generous ensuite, complete with shower and bath. Next to the main bedroom is the third bedroom, a good-sized double room with a window looking out to the front. It also has a ‘Jack and Jill’ ensuite. The ensuite has been recently re-fitted with modern tiling, shower, basin, and WC. Bedroom four is next to this and has the other door to the ‘Jack and Jill’ ensuite. Bedroom two is at the other end of the landing and is the same size as the main bedroom. It too has a great size ensuite with shower and bath.

The Outside

To the front of the house, there is a large gravelled parking area which has a timber five-bar gate leading to the lane. There is also a large detached garage with electric doors and a resin-bound entrance. The garage is a great size and has the additional benefit of a staircase to a handy first-floor space which the current owner used to use as a home office. It has power and broadband connected.

Gardens

There is a terrace area off the utility room and sunroom. This is a great spot to enjoy a morning coffee or evening glass of wine! This walled space has a raised flower bed with lavender tumbling over from the border above it. 

Steps from this terrace sweep up and around to the first section which has a level lawn and raised flower beds, planted with mature shrubs and plants. The steps continue to the main area of the garden where you’ll find mature borders, newly installed fencing, and a lovely summerhouse which enjoys gorgeous views across the village and valley. There is a handy gate to the rear boundary too, which takes you on to the lane which leads to the church.

It’s worth mentioning that just across the lane is the community park, which is looked after and maintained by a team of volunteers. The park has a variety of play equipment for younger children and goals for football. There are also a couple of picnic benches. This is a wonderful space which is perfect for families to enjoy without having to go far from the house.

With its friendly community, beautiful countryside views, and easy access to nearby Chudleigh, Bovey Tracey, and Exeter, Trusham provides a perfect blend of tranquillity and convenience. Residents can enjoy a range of outdoor activities, from scenic walks to gardening or keeping animals. There are clubs to get involved with if desired, and there is a wonderful village pub which serves great food and acts as a great hub for the village.

Trusham is ideally placed to take full advantage of the area. Whether you are looking to go to the beach, walk on the moor, or go shopping in Exeter, all are within a short drive of 30 minutes or less.
