Why the next few months are pivotal for self employed agents
I think most of us are more excited for the long-foreshadowed budget being over and done with than Christmas at this point, and with it the removal of frustrating uncertainty in the market. But, for agents in the self employed world, the next few months are important for another reason as well…

I speak to a lot of estate agents (it is my job, after all!) and I’ve noticed a pattern that can keep them ‘trapped’.
Regardless of what or where they might move to, the carrot just out of reach is the next commission due, and while that sale is going through the next instruction comes on, and the next sale agreed, and then they ‘may as well’ wait for that commission, and the cycle repeats.
Months turn to years turn to careers.

It highlights a point that’s come up in conversations that, for a lot of self employed agents, there isn’t much of a long term strategy.
Whereas Marie is building a long term strategy for herself, as her business provides:
- 100% of her commission,
- The opportunity to build a team of agents around her, generating additional income, and creates a business with asset value
- A safety net if she were to get ill, or just go travelling!
The perfect time to make a change doesn’t really exist, it is always a case of ‘ripping the plaster off’.
But the next best time would certainly be November and December, because:
- As sales complete and pipelines dry up, there isn’t as much at risk.
- As the market traditionally quietens down for Christmas, it is a great time for training, or onboarding, set ups, etc.
- ‘New Year New Me’, as the cringeworthy saying goes, but in the markets mind and your own, it is a great time to come back from the holidays rejuvenated and ready to tackle the Spring market.
Hanging on too long after the Christmas period can get you stuck in the trap again, a nice listing or two in the early Spring market can all too easily suck you back in to the trap.

Then, phase two is a public launch, where we can focus on gaining market share, rather than operational tasks. And this works well!
So whatever the future holds for you, its worth using the next two months or so to your advantage, unless you are happy to be where you are now, this time next year.
